Enjoy a rural holiday in our converted Victorian schoolhouse, just 5 miles inland from the North Norfolk Coast. Sitting in totally unspoilt countryside with fantastic views from the house and garden over the surrounding farmland, The Old School House has a large living / dining area, a well equipped kitchen and sleeps a total of 6 people in a master bedroom with en-suite on the ground floor, plus a double bedroom, twin bedroom and bathroom upstairs.

Comfortable holiday get-away

Following closure as a school in the 1960s and initial domestic conversion from a village hall in the 1980s, the house has recently undergone careful renovation to make it a spacious, contemporary but comfortable home. The character of the property has been retained, with high ceilings, original arts & crafts fireplace, exposed beams and stone door steps that show the wear of children's feet over the years. A former classroom is now the main living area, with comfy seating around the fire, a large dining table & chairs for lazy meals and an upright piano for family musicians to play their favourite tunes. There are super views over the surrounding farmland from the house and garden. Deer can often be seen venturing out of nearby Barningham Hall woods, while kestrels, buzzards and red kites soar overhead.

Connected to the whole of the Norfolk Coast

The village of Matlaske is set in delightful rolling countryside ideal for walking and cycling, just five miles due south of the seaside town of Sheringham and a mere four miles from the historic Georgian market town of Holt. Beyond, the coastal towns and villages of Cley, Blakeney, Morston and Stiffkey provide inland harbours, mud creeks and salt marsh walks, while the huge sand expanses of Wells, Holkham and Brancaster lie further west. To the north and east, you'll find the newly-revived bucket & spade resort of Cromer, then round to Overstrand, Happisburgh, Waxham's remote dunes, Horsey Beach's seal colony and on to the Norfolk Broads, with plenty of opportunities for sailing and motorboat hire.

Closer to home, the nearby village of Itteringham has a well-stocked shop selling local produce and the village pub/restaurant is a great place for lunch or dinner. Baconsthorpe's medieval castle ruins are well worth a visit and Mannington Hall, seat of the Walpole family, is close by. The stunning National Trust property of Blicking Hall is also around five miles away. Here, the hall, gardens, parkland and lake provide a tranquil place to walk, do a spot of fishing, hire a bicycle... or just watch the world go by.

Main garden with lawn, patio and south facing sun shelter / alfresco dining area and BBQ. To the front, a small west facing lawned terrace, a super space to watch the sunset. Further gravelled area with wood store and bike storage. Washing line available.

Common areas

Open plan sitting/dining room with comfortable seating, dining table and six chairs, upright piano and open fire. Kitchen with built-in electric oven, electric hob, dishwasher, microwave, fridge/freezer and washing machine. Cloakroom with washbasin and WC.

WiFi, Hub and Digital TV in living area, Smart TV in master bedroom (both with Netflix, iPlayer, etc.), 
USB charging points in most mains sockets in most rooms. Welcome pack, all towels and linen. Books and games. Complementary fire starter basket in autumn and winter seasons.

What a treat to be able to stay in this lovely cottage! We had so much fun visiting friends and having Tapas at the Walpole Arms. Such a special part of Norfolk. We can’t wait to come back.

Fantastic property - spacious house in a great location with a beautiful garden. We absolutely loved staying here and enjoyed having family over for a BBQ in the garden. The owners provided a lovely welcome basket which was full of Norfolk-based items which was really thoughtful. Would definitely stay again.

A really lovely time enjoyed by all the family in the hottest Bank Holiday on record! The cottage was amazingly cool despite the 30º C temperature outside. Beautiful scenic location with outstanding rural views of the countryside. Everything in the cottage worked perfectly. An excellent break in a wonderful location.

We have had a very comfortable and enjoyable holiday in this beautiful house - just like home from home! We found the information for guests very helpful in exploring the area - thank you. Our favourite beach was definitely Holkham - worth the trek. We ate out every night, The Wiveton Bell was excellent - great food and atmosphere, but by far our favourite was The Gunton arms - a MUST - excellent food, location, and ART!!!! Go!! We shall be back.
